Levin Negotiates Fitness 19 Lease at Oak Park Commons

SOUTH PLAINFIELD, N.J., August 18, 2009 – Fitness 19, the national value gym chain, will establish its third New Jersey location at Oak Park Commons in South Plainfield, announced retail real estate services firm Levin Management Corporation, exclusive leasing and managing agent for the shopping center on Oak Tree and Park avenues in South Plainfield. The 6,500-square-foot establishment will open in late fall.

Oak Park Commons sits in the heart of a mature, yet growing market and provides a carefully assembled tenant mix. Anchored by Super A&P and a 24-hour CVS, the 137,000-square-foot property serves as an important retail center for area residents, with additional tenants including a newly rebuilt McDonald’s, Wachovia Bank, Radio Shack, 1-800-Flowers, Subway, H & R Block, and Goodyear Tire and Auto.

With 109 locations throughout the United States, Fitness 19 is an affordable, family-friendly facility that offers state-of-the-art cardio, strength and free-weight equipment. The company offers a month-to-month membership model.

In fact, 64,564 people currently live within a 2.5 mile radius of the property, with a daytime population that grows by 36,809. The average household income within that same area is $118,826, with an expected increase to $135,044 by 2013. Comparative numbers within a five-mile radius include a population of 319,606, which grows by 162,032 during the day, and an average household income of $101,915 that is expected to reach $115,540 by 2013.

“The Oak Tree/Park Avenue retail neighborhood has emerged as a vital, distinct submarket,” noted Levin’s Ethan Goldsmith, leasing representative, who negotiated the Fitness 19 lease. “It sits almost equidistant between routes 22 and 1, which are popular retail corridors but do not offer real convenience for the local population – especially those who live within that 2.5-mile radius.”

Thomas Graves of Rainier Commercial served as broker for Fitness 19 in the Oak Park Commons lease. Levin Management Corporation’s in-house construction team currently is overseeing a turnkey build-out of the gym. Additional available units at Oak Park Commons range from a 1,800-square-foot endcap to a 21,382-square-foot anchor position.
