Levin Negotiates McGrath’s Hardware Lease

BEDMINSTER, N.J., Aug. 10, 2009 ‚Äì McGrath’s Hardware has signed a lease for 3,147 square feet at The Hills Village Center, in Bedminster, N.J, announced Levin Management Corporation, exclusive leasing and managing agent for the property. The do-it-yourself retailer, which has three locations in Northern New Jersey, will relocate an existing nearby store to the 109,800-square-foot shopping center.

“It’s a great use for the property and for the area,” said Ray Harari, leasing representative for Levin Management. “McGrath’s is moving from another shopping center nearby because our location is closer to key roads and has strong anchors in Kings and CVS.”

“Our move is indeed based upon the fact that The Hills Village Center has more traffic and better road access,” confirmed Scott McGrath. “This is a wonderful location for this store, which emphasizes home d√©cor, window treatments, paint, wallpaper, hardware and such seasonal items as grills and snow blowers.”

McGrath’s Hardware joins an increasingly well-rounded tenant mix at the property. Besides the 31,000-square-foot Kings supermarket, which ranks among the chain’s most successful stores, and the 10,000-square-foot CVS pharmacy, that mix includes recent signees Pedigree Pet Supplies; Big East Wireless, an authorized Verizon dealer; and Somerset Valley Urgent Care. Formerly known as The Village at Bedminster, The Hills Village Center was constructed as the retail segment of an upscale 5,200-home planned unit development.

Located on Route 206 just off Interstate 287, The Hills Village Center is located in the heart of Somerset County, with a growing population of 60,000 within a five-mile radius. That same radius boasts an average annual household income of $172,990, with nearly three-quarters of households earning $75,000 or more.

“The shopping center is in one of the nation’s wealthiest areas,” said Dale Mulartrick, director of leasing for Levin Management. “When we first became involved here, The Hills Village Center included mostly local service providers, but we did not feel that they were balanced by sufficient retail and restaurant uses for the needs of area residents. While most of those original services remain, we have also been able to add a nice range of national, regional and local retailers and restaurateurs as well.”

Levin currently maintains a growing portfolio of more than 80 diverse retail properties totaling 12.5 million square feet. Properties range from downtown stores to lifestyle centers, and from neighborhood and community centers to power centers in New Jersey, New York, Pennsylvania, Virginia and North Carolina.
