CLIFTON, N.J., August 4, 2009 – A global manufacturer has leased 230,953 square feet, representing the entire building at 261 River Road, announced Cushman & Wakefield, Inc. The tenant will consolidate existing Northern New Jersey facilities in Newark, Elizabeth and Secaucus.
Stan Danzig, Stephen Elman, Noah Balanoff and Robert Adams of the firm’s East Rutherford office represented owner The Morris Companies as exclusive sales/leasing agents for the property. The tenant was represented by Thomas Carragher and Dan Foley of Studley. The building was constructed in 2004 as the corporate offices and distribution center for EK Success.
“There was a tremendous amount of interest from very high quality firms in 261 River road, with a number of well-known companies vying for this building at the same time,” said Danzig. “There are so few buildings in the Meadowlands that have 36-foot clear ceilings. The tenant recognized the uniqueness of this building as a modern distribution center with big truck courts and lots of loading, and was able to quickly conclude the transaction.”
The building at 261 River Road includes 32,996 square feet of corporate office space, 4,364 square feet of warehouse office space and 193,593 square feet of warehouse/distribution space. Features include 25 cross-dock tailgates, two drive-in doors, ESFR sprinklers, 2,000 amps of power, roof-mounted heating units, and prominent signage visible from Route 3. The property offers immediate access to Route 3 and proximity to routes 21 and 17, the New Jersey Turnpike and Garden State Parkway.
